To install a private charging point in an individual space in a shared garage, Spain’s Horizontal Property Act only requires prior notice to the owners’ association; installation and consumption costs are borne by whoever installs it. The cable can come from the home’s meter or its own meter, and its route through common areas must comply with ITC-BT-52.
Connection options
| Option | How it works | When it fits |
|---|---|---|
| From the home’s meter | A line from the meter room to the space | The most common; consumption goes on the home’s bill. |
| Own meter | An independent supply for the space | When the home’s line is far away or consumption should be kept separate. |
| Collective pre-installation | The association installs a common line and each neighbour connects a charger | When several neighbours want to charge; shares power among all. |
Notice to the association
This is an indicative summary and not legal advice: if the work affected the building’s structure, different rules may apply.
- Identification of the space and owner.
- Description of the cable route through common areas.
- Planned date of the work and installer.
- Commitment to comply with low-voltage rules and to bear the cost and consumption.
