Access control and parking for residential communities

We install access and parking control for residential communities in Valencia: the garage opens on recognising the number plate, residents enter with their phone or a card, and the property manager adds or removes access without copying remotes or changing locks.

In short

Domotica Valencia installs access control for owners’ communities in Valencia: number-plate recognition at the garage door, entry by app, card or fob, temporary access for visitors and suppliers, control of entrances, pool and storage rooms, access logs and central management for the property manager, using existing doors and motors where possible. It works with UniFi, Uniview, Dahua, ZKTeco, Axis and Vivotek systems.

Who it is for

  • Owners’ communities
  • Property managers
  • Shared community garages
  • Estates with pool and common areas

Personal credentials cancelled instantly if lost.

03

Time-limited access for visitors, cleaners or maintenance.

04

05

06

Central management

Add and remove access from a dashboard for the manager or president.

Problems it solves

  • Garage remotes copied or held by former tenants.
  • Cost and waiting every time a resident needs a new remote.
  • Unauthorised vehicles tailgating in behind others.
  • Pool or storage keys circulating with no record of who has them.
  • No information on who entered when there is an incident.

How number-plate garage access works

A dedicated camera reads the plate as the vehicle approaches and checks it against the community’s list of authorised vehicles. If it matches, the door opens; if not, the resident can open with phone or card. The existing door motor is reused if it is in good condition.

The plate list is managed by the property manager or the person the community appoints, and each resident can register several vehicles.

Manufacturers we work with

We choose the system based on the door, ramp lighting, number of residents and vehicles, and whether the community already has cameras or a network from a given manufacturer.

Owners’ meeting and data protection

Installing access systems and cameras in common areas is approved at the owners’ meeting under the Spanish Horizontal Property Act; the property manager can advise on the majority required in each case.

Number plates and access logs are personal data: the community must inform residents, limit who can consult the logs and set a retention period. We leave this configured and documented.

Frequently asked questions

Does the garage door need replacing?

Usually not. The access system is installed on the existing motor if it works properly; we check on the visit.

What if the camera does not read a plate?

The resident can open with phone, card or fob. Plate recognition and credentials work in the same system.

Can we give a supplier temporary access?

Yes, limited to specific days and hours and expiring automatically.
